Pre-qualification. This is often the first step you will take to determine the amount you can afford, or would like to pay for your home. To find this number you can use an online mortgage calculator and input the financial parameters. Pre-qualification is a good way to get your feet wet if you are a first-time homebuyer. When you are ready to get serious, you will move on to the next step, pre-approval.

Pre-approval. When you are prepared to search for a new home, the first step is to meet with a trusted mortgage lender to get pre-approved. This step differs from pre-qualification because you will apply for a mortgage and receive a written commitment letter. This letter will show your agent and sellers that you have the ability to buy the home you are interested in. When you find a home you want to make an offer on your pre-approval letter is sent along with that offer and completes the offer package.

List of needs and wants. Before you begin your home search you should start two lists: a needs list and a separate wants list. The needs list should include things that you are committed to finding in your new home; i.e. a single story style home, number of bedrooms needed, locations within driving distance to work. Your wants list should include things you'd like to find but are not absolutely necessary; i.e. a pool, den. These lists might change throughout your search, especially depending on the local housing market. More homes can mean more options to choose from and the opportunity to seek more of your 'wants'.

It is important to have a representative on your side of the deal that has your best interest in mind, not the sellers.
